THIS IS WHAT WE DO
ADCO is a real estate development and investment company. With many years of experience, we: acquire, develop, manage, and lease. We have exceptional relationships with all our partners: Valero, BP, 7-Eleven, Wawa, and Dunkin Donuts. We seek retail and commercial land development opportunities in the East Coast, mainly the NY/Philadelphia metropolitan area and in Florida. Additionally, we work hard in developing close relationships with townships and associated governmental authorities to develop single tenant and commercial buildings.
THE PROCESS
ACQUISATION & PLANNING
To determine if the land development is valuable we conduct market analysis, feasibility studies, underwriting, and cost analysis. Afterwards, we start plans for the construction site, development, and building plans.
CONSTRUCTION
We work alongside the general and subcontractors by having weekly calls to go over reports and the process and going over RFIs. We also monitor and make sure regulations, codes, budget, and time schedule are all being adhered to. Additionally, we will fit out tenant to complete renovation.
ZONING & LAND DEVELOPMENT
We determine what approvals and permits (whether Federal, State, or Municipal) are necessary and then acquire them in a timely and cost effective manner.
CERTIFICATE OF OCCUPANCY & TENANT TURNOVER
Once all final inspections, codes, ordinances are all up to standards, the right municipal agency will issue a Certificate of Occupancy. Afterwards, the property is prepared for the tenant to open their business.
